What’s your origin story —where did you grow up, and what brought you to real estate?
My dad told me if I was going to stay in Edmonton, it would make sense to buy a house and rent the rooms to my buddies. So I did. That got me very interested in real estate as an investment. I purchased several income properties and liked it so much I went ahead and got my real estate license.
What was your first job ever?
Personal Trainer
What do you love most about being a Realtor (besides helping people)?
I love the process of solving the obstacles to getting a deal together.
What’s something people are always surprised to learn about you?
I have a BA in philosophy.
How would your friends describe you in three words?
James is either loud, or asleep. No in between.
What’s your superpower when it comes to working with clients?
Ability to bring positive energy and get people excited.
Do you have any weird habits or routines you swear by (morning coffee ritual, lucky socks on closing days)?
I like to check off accomplishments on to do lists on paper. I find it very satisfying.
What’s your go-to karaoke song or guilty pleasure TV show?
I love the process of solving the obstacles to getting a deal together.
How do you like to make the home buying/selling process fun or less stressful?
I really try to get excited with the client about the things about the house they like. I make it feel ok to be joyful about the process.
What’s a memorable or funny moment you’ve had while showing homes?
I had a client's child turn on a bidet in a house and completely soak himself not knowing what the "funny toilet" was.
What’s one piece of real estate advice you find yourself giving over and over?
Don't ever stop moving. If a deal falls apart another one will come if I stick to the basics.
How do you celebrate with clients after a big win (like buying their first home)?
I prefer experiences. I like to take them out for something I know they will enjoy to spend quality time.
What are you passionate about outside of real estate?
My kids, skiing, biking.
Do you have pets, a partner, or kids who make regular appearances in your life (and maybe on your Instagram)?
Lovely wife and 2 wonderful kids.
What’s your favorite room in your own home —and why?
Back patio with a serene view of nature.
What’s your go-to local coffee shop, park, or hangout spot?
Anywhere with good tacos and margs.
